	New mandatory standards incorporating "environmentally responsible" building principles, called CalGreen, will make sweeping changes to the building standards starting January 1, 2011. According to Chapter 4, Section 4.410 builders must make modifications to their existing maintenance and warranty manuals already required by SB800. Many will need new or updated "green" information and now must include O&M documentation in order to be incompliance with California law. The CalGreen Codes, which were passed into law early this year, is a comprehensive blueprint defining new minimum standards for all residential, government and commercial building under three-storeys in the State of California. These codes apply to both Homeowner Manuals as well as Homeowners Association common area manuals
	WHAT DOES CALGREEN SAY		WHAT DOES IT MEAN
	"At the time of final inspection, a manual, compact disc, web-based reference or other media acceptable to the enforcing agency which includes all of the following shall be placed in the building"		The builder and/or the developer are responsible for giving a maintenance and warranty manual to homeowners prior to the close of a home. This is consistent with current SB800 laws. Does Compendia have this? YES
	"Operation and maintenance instructions"		This is more than the providing warranty documents. We collect the O&Ms and manufacturer's product warranties

CalGreen requires builders to provide Operations and Maintenance documents for many products installed in the home. As such, many builders have to redirect considerable time and effort in order to comply. Compendia relieves you of this resource-draining burden. Part of our service is to take your list of installed products and apply our proprietary identification, collection and verification methodology and ensure all the O&M documents are included with their warranties.
