New
mandatory standards incorporating "environmentally
responsible" building principles,
called CalGreen, will make sweeping changes
to the building standards starting January
1, 2011.
According
to Chapter
4, Section 4.410 builders must
make modifications to their existing maintenance
and warranty manuals already required
by SB800. Many will need new
or updated "green" information
and now must include O&M documentation
in order to be incompliance with California
law.
The
CalGreen Codes, which were passed into
law early this year, is a comprehensive
blueprint defining new minimum
standards for all residential,
government and commercial building under
three-storeys in the State of California.
These
codes apply to both Homeowner
Manuals as well as Homeowners Association
common area manuals |

DOES CALGREEN SAY |

WHAT
DOES IT MEAN |

| |
"At
the time of final inspection, a manual,
compact disc, web-based
reference or other media acceptable
to the enforcing agency which includes all
of the following shall be placed in the
building"
|
|
The
builder and/or the developer are responsible
for giving a maintenance and warranty
manual to homeowners prior to
the close of a home. This is consistent
with current SB800 laws.

Proven
green compliant content:
Our
content is proven, trusted and compliant with
CalGreen's requirements. We have done the research;
we have compiled the approved best practices;
we have professionally vetted the content; we
have packaged the content with the collection
of manufactured product O&Ms. Our strong
content, combined with the audit and verification
of manufactured products makes the difference
between a simple manual and an effective compliance
solution.
Over
the past 12 years Compendia (formerly Master
Manuals) has developed a considerable library
of practical proprietary maintenance information.
Our experts write, review and/or update the
content in their areas of specialty to ensure
that it is current, accurate, consistent, reasonable,
defensible and compliant with the various laws
and codes (such as CalGreen
and SB800).
There
are six considerations for Compendia's content:
|

Climate

Follows
industry standards and codes--Our green
content was specially reviewed and approved
by experts in the various specialty fields. |

We
collect the O&Ms and manufacturer's
product warranties
CalGreen
requires builders to provide Operations and
Maintenance documents for many products installed
in the home. As such, many builders have to
redirect considerable time and effort in order
to comply. Compendia relieves you of
this resource-draining burden. Part
of our service is to take your list of installed
products and apply our proprietary identification,
collection and verification methodology
and ensure all the O&M documents are included
with their warranties.
We
do all the heavy lifting which includes the
collection and verification of the CalGreen
specified products:
|
|
Appliances |
|
|
Water
Saving Devices/Systems |
|
|
HVAC |
|

Heating Systems |

|
Landscape
irrigation systems |
|
|
Gutters
and Downspouts |
|
|
Water
Reuse Systems |
This
is more than what CA SB800 requires. SB800 only
requires the provision of warranty and general
maintenance documentation, not the O&Ms.

one of the obligations of CalGreen is that
the relevant documents remain with the home
over the lifetime of the structure
One
of the key factors of Home Experience is that
it promotes self-service. Instead
of calling you for routine questions, homeowners
can use their personalized online site to get
information 24/7 without picking up the phone.
Our comprehensive search feature
makes finding the answers even easier. This
way you can target and prioritize higher value
tasks and enhance various customer service initiatives.
Another
benefit of Compendia's online delivery of your
homeowner information is that the content
never stagnates. Our maintenance content
goes through a continuous review program so
it remains fresh, accurate and relevant. And,
as the laws change, or you decide to make changes
to the community information, customer service
processes or simply want to add a new document,
your homeowners are a single upload away from
having the latest version and the best
information at their fingertips.

Not
a one size fits all manual. The detail is community-specific
Your
homes aren't cookie cutters, so neither should
the homeowner maintenance and warranty documents
you provide. Effective homeowner (or HOA) documentation
addresses the specific needs of your organization,
the requirements of the region (such as the
requirements of CalGreen and SB800) and the
personality of the communities you build. It
is that reason that generic, one-size fits all
documentation fails to cover maintenance needs.
Compendia
ensures each version of your homeowner manuals
is community-specific. They include the touches
and branding that make your homes unique. And,
you maintain editorial control.
CalGreen
requirements also extend to the common
area documents you must turn over to
the Homeowner Association. Compendia's HOA solution
includes the compliant green content and collection
methodology. We make sure that each community
manual includes photos of the amenities and
an organized community maintenance plan for
proper upkeep long after you have left the Board.
We've
made it a simple turnkey operation.

Cost

and/or recompiling your homeowner and HOA manuals
is an onerous task; especially considering the
housing market landscape.
That's
why we do all the "heavy lifting":

content requirements |
|
|
We
have an extensive library of product warranties
and O&Ms |
|
|
We
have an easy online interface for your homeowners |
|
|
We
have the processes for identifying, collecting
and verifying the products included in your
homes |
|
|
We
are best practice specialists |
| |
We
have a 12-year successful track record with
builder like you. |
And
all you need to get started is filling out one
simple form. It's that easy!
